A thorough look at every part of the property.
Japanese inspections are methodical and detailed. A licensed inspector walks every room, crawl space, and exterior surface — then documents it all with photos and a written rating for each item. We coordinate the process and deliver an English version with notes.
Foundation cracks, floor frame condition, under-floor moisture, efflorescence, rust staining on steel members, and termite evidence — the things that matter most for long-term value.
Sash sealing, exterior wall cracks, roofing material condition, balcony waterproofing, soffit integrity, and drainage. Critical in snow-heavy regions like Hokkaido.
Floor slope measurement, wall and ceiling condition, door and window operation, closets and storage — documented room by room with a clear pass/concern/major rating for each item.
Plumbing installation, drainage pipe covers, ventilation equipment, sink sealing, washroom floor condition, bathroom fixtures — places where problems hide and repairs get expensive.
Distribution board condition, lighting, ventilation fans, and available equipment are tested where possible. Water flow checks require the property to have active water service on inspection day.
Every flagged item includes a labelled photo so you can see the issue clearly. The report distinguishes between cosmetic issues that are easy to fix and structural concerns that require attention before purchase.
Inspections aren't always possible – or always necessary.

Winter limitations in snow regions
In Hokkaido and other heavy-snow areas, inspectors cannot access the foundation, flat roof, or balcony when they're buried under snow. Key exterior checks are deferred and noted as "not surveyable" — which is completely normal, but worth knowing. Spring inspections are more comprehensive.
Water not always available
If the property has been vacant and water service is disconnected, plumbing checks (drain flow, faucet leaks, red water) cannot be tested. We flag this clearly and recommend a follow-up check before closing if it matters for your renovation plan.
Very low-price properties
On homes priced under ¥2–3M, the cost of a formal inspection can represent a significant percentage of the purchase price. In these cases we'll help you weigh whether it makes more sense to budget for known repairs instead. We'll always be honest about this tradeoff.
Hidden areas cannot be inspected
Attic spaces without inspection ports, sealed wall cavities, and areas blocked by stored items cannot be visually checked. The inspector will note wherever they couldn't access and may flag adjacent symptoms to give you informed speculation about those areas.
It's a reference, not a guarantee
Japanese law treats inspection reports as a reference tool for purchase decisions, not a warranty. Conditions can change after the survey date. Our job is to make sure you understand what the report says and what it doesn't say.
Earthquake resistance docs are often missing
Older homes (pre-1981) frequently lack official seismic compliance documentation. The inspector will note what documents were and weren't provided. This is extremely common with akiya and doesn't necessarily disqualify a property — it just affects your financing and renovation planning.
