We charge 50% of our Buyer's Program Fee up front to start your property search. Remaining 50% of our fee is due at closing. This covers our team's on-ground work: virtual tours, translations, negotiations, and coordination.
What happens next?

We love when clients bring homes they want to us as well – we provide detailed estimates for short-term rentals, keep you out of common pitfalls, and work with you through the entire home-buying process.
For reference, on a $40,000 home: taxes are about $600 USD per year, and homeowner’s insurance is around $300 USD per year, including earthquake coverage.
In total: these usually add up to around $10,000 USD on a $50,000 home.

• 5 heat pumps (A/C + heat for every room): ¥2,023,000
• Wallpaper for entire home: ¥1,380,000
• Second bathroom & shower upstairs + new toilet downstairs: ¥1,638,200
• New floors + modern tatami + carpentry: ¥1,498,300
• Electrical work: ¥703,000
For a more basic refresh (new bathroom, toilet, tatami mats, some flooring), you could be looking at ¥3–5 million (~$20–35k USD).
