How Much Does Setting Up an Airbnb With Us Cost?

Most companies in this space won’t give you firm numbers until you’re already in their pipeline. We disagree with that approach. Here’s exactly what a turn-key Airbnb setup costs with Yuki Homes — line by line, with the links to start each piece.

The annual operating layer: $1,965/year

This is the one we push hardest on, even for clients whose properties we don’t end up managing. Paying Japanese utility bills, setting up insurance, finding a tax POC — none of it is English-friendly, and all of it eats hours.

What’s included:

  • Utility setup and ongoing bill payment
  • Property insurance
  • A tax POC (point of contact) registered to your property

A quick note on tax POCs: until April 2026, you could legally mark “none” on the paperwork. Japan has tightened enforcement around foreign property holders since, and “none” is no longer an option. Every new client now needs one — we handle it.

The one-time licensing layer: $3,750

Honest disclosure: we usually lose money on STR Management Setup. Ryokan licensing in Japan is a slog — application paperwork, on-site inspections, legal compliance, repeat visits from authorities. The $3,750 covers all of it.

Skipping the license isn’t an option if you want a legal Airbnb, and foreign owners realistically could not do it themselves.

YukiHomes STR management

Fire and earthquake compliance: ~$5,000

This isn’t really a “renovation.” Most akiya we sell don’t need structural work. But ryokan licensing requires specific equipment — fire suppression, smoke detectors, exit signage, earthquake bracing — and ~$5,000 is the realistic ballpark for parts plus installation on a small-to-mid sized property. Older buildings can creep higher.

Furniture: ~$7,000

Our interior designer can furnish a typical Hokkaido akiya for around $7000 USD using the cost-effective vendors we’ve vetted. That’s “ready to host guests,” mostly budget options like ikea & Nitori. Not “magazine spread.” I usually recommend to spend a little more to make your house standout with a few key pieces.

Three ways to handle it:

Assembly is hourly, usually fast, and we’ll handle it on-site if you want.

Optional services

  • Interior design— quoted per property if you want our designer end-to-end
  • Renovation management — 20% on renovation cost (if any renovations are needed)
  • Furniture procurement— 10%
  • Furniture assembly — hourly, on-site

The total: a fully hands-off setup

  • Essentials Plan (annual) - $1,965
  • STR Management Setup (one-time) - $3,750
  • Fire/earthquake equipment - ~$5,000
  • Furniture - ~$4,000

Total to launch - ~$14,715

That’s the floor for a turn-key, legally licensed Airbnb where we handle everything except signing the check.

A few things to flag

Of course this does not include any renovations you would need to cosmetically to make your Airbnb an attractive place for guests to stay.

We have written about this in the past but I think I’m going to write another one more in depth as our knowledge base just keep growing.

The Essentials Plan recurs annually; everything else is one-time. We push the Essentials Plan even on clients whose Airbnbs we don’t manage — outsourcing the utility and tax layer for ~$164/month is the highest-leverage decision most foreign owners make in their first year.
